Property details

When adding a property you’ll enter:
  • Name — internal label used throughout the app
  • Address — street, city, state
  • Property type — student housing, multifamily, or mixed-use
  • Units — total unit count
  • Fiscal year — calendar, fiscal, or academic year (default for student housing)
  • Acquisition date — used for hold period calculations

Ownership entity

Enter the LLC or entity that holds the property. This appears on investor reports.

What happens next

Once a property is created, WaterfallIQ walks you through a setup checklist:
  1. Add investors
  2. Configure debt tranches
  3. Set up your waterfall
  4. Run your first scenario
You can complete these steps in any order, but the waterfall calculation requires investors and debt to be configured first.
